The only issue with basements, is they are often very humid, and humidity isn't ideal for electronics and disc storage. If you've got a basement that's not in danger of flooding, and it's got proper humidity control, then I agree a basement dork cave is a good idea.

Truth.
Maine has four distinct seasons, and humidity rate varies throughout the year. Right now, my basement humidity naturally hovers around 45-50%. During the summer I run a dehumidifier to maintain that rate.
My house is built into a hillside, so the other half (non-game room) section of the basement is a walk-out with "real" windows and a door. That helps tremendously with air circulation; the entire basement isn't underground. I've lucked out with this house, I've lived in some others with dank ass basements. I remember my parents' flooding one time and me rushing my PS2 games upstairs haha.

Guys, we don't really have basements much anymore in the UK haha. Not in modern builds. Otherwise, that would be something I'd consider too. If you stick a humidifier down there, that should help with humidity issues too.

A little over 3500 Physical. I probably have around another 1000 digital but I don't really put much effort into tracking those.

Live in an 8th floor 1 bedroom APT. Space isn't a luxury so I have the furniture I need to live and the rest of the place is dedicated to the collection. It's not like stuff is on the floor or hard to navigate. It's pretty open.

Two words: finished basement. An "easy" way to add extra space to your house. Sure, my game room is underground, has no direct heat source, and one measly window... but all my games fit in there!
Humidity concerns?

Did a quick count and it seems i'm sitting at 312 physical games, all on console. I know off the top of my head that I own roughly 500 digital games, all on PC. I think i'm actually more happy with my overall collection of physical console games though, because it's just so easy to impulse buy PC games when they go on sale. I know a lot of people say PC is cheaper in the long run because of how much you save for buying the games on sale, but I'm sure I've actually spent more money total on PC. I use to have around 900 digital games but a few months ago I started sorting through them, uninstalling the ones I bought on impulse and realized I would never actually care enough to play. Some of them I did launch up and play for a while to get a feeling for them and based whether or not I uninstalled them off of that. So a little over 500 is what I was left with, though I may get rid of more as time goes on. Meanwhile when it comes to console the fact that the games tend to be more expensive is actually an upside in some ways. It makes me more cautious about buying new games, I tend to make smarter decisions, and far less often regret a purchase.

We have the living room, which I have half my consoles hooked up to. We have a cupboard in there that we fitted some shelves in and that's where I store half my games. It's absolutely rammed. But then I also have my DVDs/Blu Rays, CDs/Vinyls/Tapes etc in there too. Upstairs, the other half of my consoles and games are stored in the spare bedroom and are all hooked up to a TV in there.
Sounds like the answer is right there man. Stop inviting guests over, transform that room into a gaming room. You won't miss em, people smell bad anyway.

Guests and fish start to stink after three days. But with the right air freshener, your games will smell great forever.
Or something like that.

Guys, I never have guests over haha. My wife insists that we need a guest room just in case and that I can't have it as a games room

Tell her you've got a guest couch and get to work.
