Personally, I don't have any games that are unsealed. I also own Killer 7, but I bought it used and I did give it a shot. It's...different. Mostly, I play games and collect them because I want to play them. If I owned every PS2 game, I'd play all the ones I wanted to play, regardless of value. Heck, I'd likely play even some of the ones I wasn't that interested in. If some of those games increase in value, then that's great, but I still don't plan on selling the game.
And that's part of the problem I have. Even if my games increase drastically in value, I'm still going to play them, and I'm not going to sell them, at least not for a long time.
I hardly ever sell a game, unless I completely finish it within a few days of purchase, I can't stand it, or I have multiple copies.

With inflation, especially nowaday, you are looking at minimal profit at best. Also, if the game is opened, the price will drop like a lead ball. So back to what I said before, investing in games for profit is not a very good idea IMHO.
As for collecting rare games, it can be pretty unpredictable like the stock market. Rarity isn't always the driving force in inflating the price. Demand also seems to play a strong role. Of course if you have a game that has both, good for you.

I'm still amazed that Final Fantasy VII can fetch $50 used (or more) today when it sold for $20 new just a few years ago. Being the second best selling Playstation One game ever, it is a true testament that rarity isn't everything. I do tend to believe that it is the exception to the rule, though.

Anyway, about FFVII, the price is ridiculous going on to insane. My younger brother bought a mint GH copy at gamecrazy for 20 bucks last year and didn't want it anymore. I put it on Ebay to try to get some money out of it. I was expecting maybe 30 dollars, but the little bugger went for 75 dollars bought by a girl gamer. I asked her why she would pay so much for it and a GH version too. She told me she heard good things about it and want a mint copy to play. I felt kinda bad but she was happy so.
