MGS:Substance and Subsistance are considerably more valuable than other PS2 games.
MGS 2: Substance is not rare. It has been released twice, once by itself, the other time in the MGS collection that had the first three games in it. So it's pretty common now, I see it all the time. Subsistence is still somewhat valuable, however. It didn't sell as much on its first release, and the re-release doesn't count, because it's missing the great disc 2. So technically, Subsistence isn't rare, but everyone wants the first version, which isn't so common.
In NTSC... I live in PAL Substance was never re-released, neither was subsistence.

on the Playstationcollecting.com forums we've been working on these lists too for both NTSC and PAL

it's hard to make a list, because you have to set rules first
some games are CRAZY rare.. but are worth jack, because noone wants them.. do you want to list those?
or do you want to list the games that aren't really that rare, but just in demand and expensive?

check out the forum in my sig if you're interested in playstation collecting/rarity

Most PS2 games don't have a lot of value yet, though that will change as the PS2 titles get phased out of stores.

The only game I can think of that costs more than it did at release is Metal Gear Solid 3: Subsistence (Limited Edition).

Others that are on the upper end of the used price spectrum now and are worth playing include:

Beatmania
Fatal Frame (series)
Firefighter FD 18
Gitaroo Man
Gradius V
Graffitti Kingdom
Haunting Ground
Ico
Indigo Prophecy
Marvel VS Capcom 2
Mr. Mosquito
Obscure
Onimusha: Dawn of Dreams
Psychonauts
R.A.D.: Robot Alchemic Drive
Rez
Shadow Hearts series
Shin Megami Tensei series (especially digital devil saga I & II and Nocturne)
Silent Hill series
Suikoden 3 and 5
Tales of the Abyss
Valkyrie Profile 2: Silmeria
Xenosaga 3
Yakuza series
Zone of the Enders 2

With the increased popularity of digital distribution, it's unclear whether these games will retain value over time or not. As is often the case, the games that remain valuable in the long term are often RPGS and to a lesser extent, fighters, shmups, and survival horror games. The other games that increase in price are sleeper hits that didn't sell well at release, but people continue to talk about years later for being great, yet overlooked games (this is why games like Ico and Zone of the Enders 2 cost a lot now). I also think games that end up with a successful sequel in the next gen (possibly like Yakuza 3) end up increasing the value of their predecessors.

A very good point, and is one of the reasons I'm getting all the games I can, include the prospective rarities now, rather than later. I've finally got myself a copy of Fire Pro Wrestling Returns PAL, this is a game that I guarantee is going to be a massive rarity. It's arguably the most popular wrestling series within the hardcore community coupled with the fact that it had an obscenely limited release in Italy and nowhere else in PAL land means it ticks all the boxes of a rare release. Prices are already starting to rise, you're looking to pay at least £40 for a copy of the game now, possibly even more for a sealed copy.

I think we're going to have to wait a few more years before the true rarities show their heads.

It kills me not knowing which games to buy to make money with little effort.

Are the Network adaptors still rare in the US?

I saw one at a Gamestop just the other week. In retrospect I should have picked it up for my second PS2 fat, but I was in another part of town and I can't remember which one it was now.

Still a lot out here at Gamestops. Within 50 mile search of my Zip code 13 stores showed active SKU.

Just punch in random U.S. Zip Code.
